First Impressions Matter!

Your first showing happens online. If your photos don’t grab a buyer’s attention, they may never step through your door. Preparing a house for photos is all about creating a clean, inviting space that captures attention. Begin by decluttering and removing personal items to create a neutral, open feel. Ensure the home is well-lit, tidy, and free of distractions so each photo showcases its best features.Use these tips to get your home ready for your real estate photoshoot.

Front and Back Yards

  • Remove cars from driveway
  • Clean porch, tidy up outdoor tables/chairs/cushions
  • Clear out kid’s toys, balls, frisbees, etc.
  • Clean pool and remove pool vacuum/cleaner hose
  • Remove visible water hoses
  • Remove trash cans
  • General Readiness

  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows)
  • Turn all overhead lights and lamps ON
  • Replace all burned out light bulbs
  • Turn all ceiling fans OFF
  • Turn all computer screens OFF
  • Open blinds/window treatments to let in outside light
  • Remove small floor rugs to reveal actual flooring
  • Place all shoes/jackets in closets
  • Kitchen and Dinning Room

  • Clear countertops, including knife blocks, toasters, and coffee maker; minimal decorations are ok.
  • Clear refrigerator top and clear sides of photos and magnets
  • Hide trash cans, remove dishes, sponges, and other items
  • Use decorative place settings and/or one center piece; such as, flowers
  • Remove child booster seats
  • Bedrooms

  • Make all beds
  • Clear nightstands of all personal items
  • Store away phone/tablet charging cables/TV remotes
  • Clean under bed, removing items that may show in the photos
  • Bathrooms

  • Clear countertops completely; including soap, toothbrushes, etc.
  • Toilet lids down
  • Close closet doors
  • Remove everything from showers and bathtubs; including shower caddies
  • Leave out only new, unused, neatly arranged towels
  • Pets

  • We love pets! But their presence should be minimal during the photoshoot
  • Place food and water bowls in pantry or closet
  • Use lint roller on furniture to remove pet hair
  • Contain pets in hidden crate or outside
  • Clear back yard of pet waste/toys
